The Mercantile Building, a historic landmark in downtown Cincinnati, faced the challenge of adapting to modern market demands. Originally designed for office use, the building experienced a period of reduced occupancy as demand for traditional office space declined. Though not entirely vacant, it was considered underutilized, raising concerns about its long-term viability. The challenge was to revitalize the property by introducing a new residential component while ensuring the preservation of the Mercantile Library, a cultural institution that has occupied the top floors for generations.
The Model Group led the $80 million revitalization of the historic Mercantile Library and Formica buildings in downtown Cincinnati. Now known as The Historic Mercantile Building, this transformative project brings new life to these iconic structures, creating a vibrant mixed-use community.
The development features 172 luxury apartments, ranging from studios to three-bedroom penthouses, and over 76,000 square feet of commercial space.
